How do I sell my current home and buy another in a very competitive market?

Your first step is to meet with a lender to get pre-approved. At that time, you can determine whether or not you can write a non-contingent contract, which means you qualify to buy your next home without needing to sell your current one. This gives you maximum flexibility so that both deals can happen simultaneously.

On the other hand, if you need the funds to purchase your new home, that’s possible too. You would first have to place your current home on the market and sell it. Once you’ve gone to closing, you’ll then be able to search for a new home. For example, I have a client in this situation who decided to move out of their current home so they could get everything ready for the market. They plan on repainting the home, installing new carpet, and making sure everything is fresh and show-ready. After that, we’ll have photos and video taken of the home, as well as a duplication of the floor plan. Once that’s done, we’ll put the home on the market.
